If you’re still on the fence about improving your outdoor space, consider doing so, as optimizing it can make your home more valuable through a curb appeal boost. Curb appeal, which includes any part of a home’s outdoor space visible from the street, influences perceived property values and sales prices.

As research published by the University of Texas at Arlington found, homes with strong curb appeal can sell up to 7% more on average than comparable properties in the same neighborhood.

Understanding how optimizing outdoor living spaces boosts property values can help you recognize the value of investing in your home’s exterior area and which projects can give you the most bang for your buck.

What Is Outdoor Space?

In real estate, the term “outdoor space” refers to the exterior area of a property that extends the living area to the outside. It’s a functional extension of your home, designed for:

  • Daily living
  • Entertaining
  • Relaxing

Such exterior spaces serve as an outdoor oasis, often offering permanent or retractable coverings but maintaining their open-air layouts. They also blend traditional indoor comforts with natural elements (e.g., comfortable furniture and kitchens with front and backyard landscaping).

Typical examples of outdoor spaces include:

  • Well-maintained, landscaped gardens
  • Decks
  • Patios
  • Outdoor kitchens

Do Outdoor Spaces Increase Home Value?

Yes. Well-designed, properly implemented, and adequately maintained outdoor spaces can add significant value to a home and provide solid returns on investment (ROI).

Deck additions are a perfect example. According to the 2025 Cost vs. Value Report from the Journal of Light Construction (JLC), wood decks have a 95% ROI. Composite decks, on the other hand, come with an ROI of 89%.

How Can Optimizing Your Outdoor Space Make Your Home Even More Valuable?

Optimizing your outdoor space can make your home more valuable since such improvements can boost curb appeal. They can create aesthetic outdoor rooms that also serve a functional purpose, further raising property values by enhancing your home’s usability.

You can achieve this goal by investing in an outdoor kitchen or durable wood or aluminum decking solutions. If you have the budget, you can get a modern patio design, or better yet, a combination of all.

Boosting Curb Appeal

Curb appeal has a significant impact on property values, dictating whether potential buyers will form positive or negative first impressions about your home.

If your property has a strong and solid curb appeal, it likely gives off an aesthetic appeal and a warm, welcoming vibe. Such positive attributes can trigger good first impressions, and they can be due to having:

  • A sleek, modern, and cozy deck
  • A meticulously landscaped garden
  • An elegant, relaxing patio
  • A well-maintained, fully-furnished outdoor kitchen

A house with poor curb appeal, on the other hand, will give potential buyers a reason to form negative first impressions. An overgrown lawn, for instance, can set off warning bells, indicating that if the outside is unkempt, the inside could be just as bad, if not worse.

Triggering Higher Purchase Offers

When your home has excellent curb appeal, potential buyers will likely look forward to seeing the inside, too. They’ll feel excited and even start imagining themselves living there.

The more potential buyers who think this way, the greater the perceived value of your home. With several buyers vying for your property, they may try to outbid each other by making a higher offer.

Extending Living Areas

Optimizing your outdoor space effectively extends the “livable” area of your home. Whether it’s a deck, patio, or outdoor kitchen, it can transform an underutilized section of your property into an area that seamlessly connects the inside of your house to the outdoors.

Enhancing Home Functionality

Any optimization you make to your outdoor space with a functional purpose can improve your property’s value by increasing your home’s usability.

A deck or patio, for instance, provides an excellent place for your family and friends to gather, socialize, and even dine together. Both can also serve as an outdoor living room, where you or your other family members can relax and chill.

An outdoor kitchen boosts home functionality, too, giving you an extra place to cook, bake, grill, or roast. It’s ideal if you like hosting parties and get-togethers, and it makes cleaning up after easier (plus, you don’t have to worry about grill smoke stinking up the inside of your home).

Frequently Asked Questions

Is It a Good Idea to Cover Your Outdoor Space?

Yes. If you have the budget, consider investing in a cover for your outdoor area, as this would provide protection from the elements.

With a “covered” deck or patio, you can keep enjoying the use of your outdoor space even when it’s raining or if the sun is shining too bright and hot. A cover can also protect your outdoor furniture from the elements and may even help you reduce energy costs (e.g., awnings, which shade windows).

Outdoor space covers could be temporary, such as:

  • Retractable awnings
  • Shade sails
  • Pop-up canopies

You also have permanent options, including solid deck/patio covers or roofs, louvered roof systems, and pergolas.

Do You Need a Permit for Optimizing Your Outdoor Space?

Significant outdoor optimization and improvement projects, including those that involve structural changes, utility work, and permanent structures, often require permits.

A common example is adding a new deck or a permanent patio roof. A new outdoor kitchen, which would require plumbing, electrical, and roofing additions and extensions, also typically requires permits.

Fortunately, you won’t have to worry about this if you partner with reputable and reliable contractors. They often take care of the necessary permits on behalf of their clients.

Time to Boost Your Home’s Value by Optimizing Your Outdoor Space

Optimizing your outdoor space, be it with durable decking solutions, a patio, or an outdoor kitchen, can make your home more valuable as it improves your property’s overall functionality and aesthetic appeal. Don’t forget that they also extend your home’s usable living space.

All that should be good enough reasons to consider getting started with these projects ASAP.
