The right property management firm can up the game of Black investors like you by turning landlordship from an active, often 24/7 job into a passive income generator. With the help of full-service property managers, investors can focus on expanding their generational wealth portfolio. 

Building generational wealth is still a critical goal for modern Black Americans, as the racial wealth gap remains wide. Per the National Community Reinvestment Coalition, the 2024 median Black household income was $56,020. Conversely, the average White household income was $124,500.

A property management firm is a company that serves real estate owners, providing assistance in the form of real estate asset management solutions.

As a Black investor, you should consider hiring a property management firm known for prioritizing equitable tenant screening services. You can confirm the company implements colorblind (objective and non-discriminatory) protocols when evaluating applicants by:

  • Requesting a printed or digital copy of the firm’s just screening practices and fair housing protocols
  • Verifying the company evaluates objective metrics, such as credit scores and income-to-rent ratios
  • Confirming the firm’s uniform practices, meaning it uses the same standards for each applicant 

Being advocates of community empowerment and vendor inclusivity are other things to look for in your next provider of real estate management services. They should, for instance, show consistency in awarding contracts to minority- and women-owned rental property maintenance companies. 

Equally crucial is to hire a property management firm with a proven track record of hyper-local expertise. Property managers who are highly knowledgeable of the specific rental market in your property’s area understand the nuances of urban and local historically challenged markets.

Data shows that despite the growth in the number of Black investors, there’s still a considerable gap in both racial participation and wealth/investment allocation.

A 2024 Pew Research Center study, for instance, found that 66% of White families owned stocks, whereas only 39% of Black families did. As an investor from the Black community, you can “up” your investment game by partnering with the right property management firm that will perform the following with you or on your behalf.

Being a landlord isn’t as passive an income generator as many people (particularly new investors) think. On the contrary, it’s often a 24/7 job for landlords who self-manage their properties.

A highly experienced and reliable property manager will never try self-help evictions, either. They’ll follow all the legal and mandatory steps of evicting a tenant.

Instead of evicting a tenant right away, compassionate property managers will first speak with you, the owner, about the tenant’s situation. They’ll ask for your permission about potential solutions, such as a formal repayment plan. 

They may offer such relief programs to tenants who have always had a good record and payment history.
