A. The board of directors of a condominium association possesses strong remedies relating to tenants violating the association’s governing documents. Per Section 18.4(l) and 9.2 of the Condominium Act, the owner of the unit may be levied a fine for their tenants’ conduct. Additionally, pursuant to Section 18(n) of the Condominium Act, the association’s governing documents are incorporated into every lease and grant the condominium association the right to evict a tenant for violations of the governing documents, including the prohibition of noxious and offensive activities that is standard in condominium bylaws. In both circumstances, the unit owner is liable for legal fees and costs incurred.
